Rates & Occupancy

Rates are based on double occupancy (2 guests) unless otherwise specified.
Additional guests may be accommodated in eligible villas for an additional $35 per person, per night, subject to the maximum occupancy of the villa.
Families are welcome.
Rates include our chef-prepared breakfast, fresh bread baked in your villa, complimentary beverages, and other signature Adobe Grand Villas amenities.
Room rates are subject to applicable lodging tax, currently 13.33%.
Taxable retail purchases are subject to applicable sales tax, currently 9.85%. Government-imposed tax rates are subject to change.
Direct reservations made with Adobe Grand Villas do not include a resort fee.

A valid credit card is required to secure all reservations.
For reservations made within six months of the arrival date, 50% of the total reservation charges will be charged to your credit card on the day of booking. The remaining balance will be charged automatically 14 days before your arrival.
For reservations made more than six months before the arrival date, a valid credit card is required to secure the reservation; however, no reservation payment will be processed until six months prior to arrival.
At six months prior to arrival, 50% of the total reservation charges will be processed automatically, with the remaining balance charged 14 days before arrival.
For single-night reservations, reservations of five nights or longer, and reservations involving multiple villas, the full reservation charge will be processed at the time of booking when the reservation is made within six months of arrival.
When one of these reservations is made more than six months in advance, the full reservation charge will be processed six months prior to arrival.
If a reservation is made within the applicable 14-day or 30-day cancellation period, the full reservation charge will be processed immediately at the time of booking.
We accept Visa, Mastercard, American Express, and Discover.

For standard reservations, cancellations must be made at least 14 days prior to the arrival date to receive a refund, less a $25 cancellation fee per villa.
For reservations involving multiple villas or stays of five nights or longer, cancellations must be made at least 30 days prior to the arrival date to receive a refund, less a $25 cancellation fee per villa.
Cancellations made within the applicable 14-day or 30-day cancellation period will result in full charges for the reservation and are non-refundable.
No-shows and early departures are non-refundable. No credit or refund will be issued for unused nights.
Changes to arrival dates, departure dates, or villa selection are subject to availability and current rates.

Optional travel protection may be available for unexpected illness, emergencies, travel interruptions, or other qualifying circumstances.
Emergency situations occurring before the reservation date and supported by appropriate documentation may be eligible for reimbursement or cancellation benefits, subject to the travel protection provider's terms, conditions, and approval.
Coverage, eligibility, required documentation, claim approval, and reimbursement are determined solely by the travel protection provider.
The purchase of travel protection does not alter Adobe Grand Villas' cancellation policy.

Check-in is between 3:00 p.m. and 7:00 p.m., or by prior arrangement.
Guests expecting to arrive after 7:00 p.m. should contact us in advance so our innkeepers can arrange their arrival or provide self check-in instructions when appropriate.
Early check-in is subject to availability and should be arranged in advance.

Families are welcome at Adobe Grand Villas.
Maximum occupancy varies by villa. All overnight guests must be included on the reservation.
Additional guests are $35 per person, per night, where the villa permits additional occupancy.
Guests may not exceed the maximum occupancy of the reserved villa without prior approval.

We are unable to accommodate pets.
Trained service animals are welcome in accordance with applicable law.
Please contact us before arrival if there are any arrangements with which we can assist.

Guests are responsible for damage beyond normal use, missing items, excessive cleaning, or other extraordinary costs resulting from their stay.
Reasonable charges for damage, missing property, or excessive cleaning may be charged to the payment method on file.
Please notify our innkeepers promptly of any accidental damage so we can assist.

Only registered guests may occupy a villa overnight unless prior arrangements have been made with Adobe Grand Villas.
Parties, events, commercial photography, or gatherings exceeding the registered occupancy of the villa are not permitted without prior approval.
We ask all guests to be considerate of others and help preserve the peaceful atmosphere of the property.

Reservations made through Booking.com, Expedia, Hotels.com, or another third-party provider are subject to the rates, fees, payment terms, cancellation policies, and modification conditions associated with that specific reservation.
Third-party reservations may have different terms and fees from reservations booked directly with Adobe Grand Villas.
Changes or cancellations to third-party reservations may need to be processed through the provider through which the reservation was originally made.

Rates may vary based on season, availability, villa selection, and demand.
Once a reservation is confirmed, the rate and terms shown on the reservation confirmation apply, except for changes in government-imposed taxes or fees.
Any voluntary change to an existing reservation may be subject to the rates and policies available at the time the change is made.

We are happy to assist with celebrations, dietary requests, accessibility needs, late arrivals, spa appointments, transportation recommendations, and other special arrangements.
Special requests are subject to availability and cannot be guaranteed unless specifically confirmed by Adobe Grand Villas.
